1. Why does the City of Miami have a Zoning Code?: The zoning code is a local law prescribing how and for what purpose each parcel of land in a community may be used. Its purpose is to maintain conformity and segregation of the various land uses. For example, industrial use is not compatible with residential use because of the inherent and obvious dangers associated with industrial activities. Many times, industrial uses include manufacturing with chemicals and materials that would endanger the inhabitants of residentially zoned property. Likewise, a salvage yard full of dismantled vehicles is not compatible with residential living.
Because of the obvious differences in the various land uses, the City of Miami has adopted a comprehensive plan and zoning code to protect and safeguard the community. When someone violates the zoning code (for example, a patio cover built over a designated building line setback), the inspector will respond to complaints and work to bring the offending property into compliance with the code.

2. Where is the Zoning Department located?: The Zoning Department is located in the Community Development Office at the Civic Center, 129 Fifth Ave. N.W., Miami, OK 74354.

3. What are the hours of the Zoning Department?: The hours of the Zoning Department are Monday through Friday, 8:00 am to 5:00 pm.

4. How may I find out the zoning of my property?: The Community Development Office has a Request for Zoning Classification form that needs to be filled out. The Zoning Officer or the Administrative Assistant will then provide the zoning classification on the form and either, mail, fax or email the form back to the citizen. 5. How may I find out who owns a certain piece of property?: You may get this information from the Ottawa County Court House or call the Community Development Office, (918) 542-6685. They can look it up on the Ottawa County Assessor’s Website

6. How long will it take to have my property rezoned?: The zoning process may take anywhere from six to eight weeks to complete. You will need to attend two public hearings. The first meeting will be with the Planning and Zoning Commission. They are a recommending body to the City Council and forward their recommendations to the City Council. The second meeting will be with the City Council. The City Council has the final ruling for all zone change requests. Work sessions are held prior to the regular City Council meetings. It is recommended that all applicants attend these meetings.

7. When does the Planning and Zoning Commission and Zoning Board of Adjustment meet?: The Zoning & Planning Commission and Zoning Board of Adjustment meet every third Thursday of the month. The meetings are posted at the Civic Center.

9. Can I build right up to the property lines of my property?: That depends on the zoning of a residential property and the fire protection of the walls on commercial construction.
